The market, the new estates and the sheds by the A1
Start with the part of town you cannot park in. Market Square, Shortmead Street, Church Street, Sun Street and Hitchin Street make up the conservation area, and the Square is closed to traffic on a Saturday for the charter market, held under a royal charter granted in 1227. The buildings are old and narrow-fronted: the Grade II listed old Town Hall at 36 High Street, built in 1844 and now becoming the Bigg Theatre, is a fair sample. That means kit carried a distance, sash windows done by hand, and flats above shops reached by one staircase. Where we unload and where the water comes from get settled at booking, not on the morning.
The newer half of town works nothing like that. King's Reach has been built out in phases off Baden Powell Way, Stratton and Holme Court Avenue hold most of the later twentieth-century housing, and up to 1,500 more homes have outline permission on around 263 acres east of Baden Powell Way, with a primary school and a country park. Housing on that scale arrives in two waves. First the plot cleans and sparkle cleans, while the site is live and the dust is plaster dust. Then, a few years on, the same houses start changing hands as lettings and it becomes end of tenancy work.
The third Biggleswade is the one on the A1. Stratton Business Park runs off London Road, with Liebherr's British headquarters and its service and testing workshop on Normandy Lane, Smiths Metal Centres on Pegasus Drive, and Symmetry Park alongside, where the Co-op's 661,000 sq ft distribution centre opened with up to 1,200 jobs behind it. Jordans Dorset Ryvita has its head office on Market Garden Road, a street name that tells you what the Ivel valley did for a living before the warehouses came. Buildings like these have welfare blocks, canteens, changing rooms and acres of hard floor, and very little of it can be cleaned while people are working.
Underneath all three is a rental market with no single busy season. Biggleswade station is on the East Coast Main Line with direct trains into King's Cross, so tenancies turn over month by month rather than in one summer rush. Three miles west at Old Warden, Shuttleworth College adds a calendar of its own, with around 1,200 students and five halls of residence.

The Market Square is shut for the market on a Saturday. How do you get to a job in the old centre?
The Square is closed to traffic for the charter market, and Shortmead Street, Church Street, Sun Street and Hitchin Street are tight the rest of the week too. So we ask at booking where we are meant to unload and whether there is a tap we can use. For a flat above a shop that usually means starting early, before the stalls go up.
Are the villages off the A603 a separate trip, or are they on your way in?
All of SG18, which is the 0, 8 and 9 sectors: the town centre, King's Reach, Stratton, Holme Court Avenue and the business park side. Around it, Upper and Lower Caldecote, Northill, Ickwell, Old Warden, Southill, Broom, Langford, Stanford, Dunton, Edworth, Sutton, Wrestlingworth, Eyeworth, Beeston and Everton. Blunham and Moggerhanger are on the road we come in on, and Sandy and Potton in SG19 are the same run for us.
Do your cleaners need a site induction to work on the new estates?
Usually, and that is what the paperwork is for. We do plot cleans and handovers for Bloor Homes, Bell Building Projects and Havercon Construction.
Can you get into a unit on Stratton Business Park or Symmetry Park outside working hours?
Yes, and on that side of town it is usually the only way it works. Distribution and manufacturing off the A1 run long shifts, so we clean early, late or in the gap at changeover. When we come is set by how your building runs, not by the hours our office keeps.
Can you clean a village hall out towards Northill or Old Warden?
Yes. A hall used for classes in the week and parties at the weekend needs a different arrangement to an office: normally a fixed early slot, and a plan for the floor and the kitchen after events.
We are picking up the keys to a new house on King's Reach. Is that a builders clean or a house clean?
If the developer is having the plot finished before handover, that is a builders clean, and it is a different job done in a different order. If you have moved in and the dust has settled a second time, which it always does, that is a deep clean of a house that happens to be new.
