Northampton is 22 miles from our office in Bedford, and the drive crosses two county boundaries: out of Bedfordshire where the A428 crosses the Great Ouse past Turvey, through Buckinghamshire at Lavendon, then into Northamptonshire before Yardley Hastings. Around 40 minutes on a clear run. We are a Bedford company, the office is at 3 Grove Place, and the only thing we keep in Northampton is a diary.
Northampton is one of the largest towns in England, 249,093 people in the urban area at the 2021 census, and its housing arrived in layers. The terraces north and east of the centre went up from the 1850s for the boot and shoe trade, factories and workshops mixed in among them; the Boot and Shoe Quarter around Abington Square became a conservation area in 2011 on the strength of how much of it survives. Plenty of those houses still have the shoemaker's workshop at the bottom of the garden, a small brick outbuilding now used as a shed or a store, which nobody thinks to mention when they book a house clean. After the 1968 New Town designation came the eastern estates, Lings, Thorplands, Bellinge, Ecton Brook, with Briar Hill and the Hunsburys to the south.

What drives cleaning work in Northampton: Brackmills, Waterside and the plots still handing over
Brackmills is the big one: 730 acres on the south-east edge of town, more than 180 businesses, five minutes from junction 15 of the M1, and mostly logistics, manufacturing and the offices bolted onto them. Swan Valley and Pineham sit to the south-west, Moulton Park and Round Spinney to the north, and the rail freight terminal at Northampton Gateway on that same junction opened formally in February 2026. Cleaning a building like that is not office cleaning at a bigger scale. It is welfare blocks, canteens, mezzanine offices, warehouse floors and external yards, on sites that do not stop, so the clean fits into the gap between shifts rather than interrupting one.
Then there is the university. The University of Northampton moved onto its £330m Waterside campus at Nunn Mills, on the Nene just south of the town centre, in 2018, closing Park Campus and Avenue Campus behind it. Roughly 12,000 students, many of them in private houses in Abington, Semilong, Far Cotton and the streets around the centre, which gives Northampton a sharp end-of-tenancy peak inside a few weeks of summer. West Northamptonshire Council widened its additional HMO licensing scheme in February 2025 as well, so in designated parts of town a house shared by three or four people from two or more households now needs a licence, and condition is part of what that looks at.
And the town keeps building. Dallington Grange off Mill Lane at Kingsthorpe has phases in planning for hundreds more homes, while Buckton Fields and Overstone Leys are still releasing plots. New build here means two passes rather than one, and the second cannot happen until the last trade is out of the plot: no plaster dust in the window tracks, no protective film on the glass, no boot marks on new carpet. The older stock asks for the opposite: floorboards, sash windows, tiled paths, yard outbuildings, and build-up that only shifts with a machine.

We are out at Brixworth. Do you come that far out of Northampton?
Yes. NN6 and NN7 count as much as the town: Brixworth, Moulton, Boughton and the Bramptons to the north, Earls Barton, Ecton and Cogenhoe to the east, Roade, Blisworth and Bugbrooke to the south. In town it is NN1 through NN5, from Kingsthorpe and the eastern estates down to Far Cotton, the Hunsburys and Brackmills, and west to Duston, Upton and Sixfields.
You are in Bedfordshire and the job is in Northamptonshire. Does the county line make any difference?
Not to the work. It is 22 miles on the A428 and around 40 minutes on a clear run, so Northampton is an ordinary working distance rather than a special trip. What it changes is the start time: if the job has to be finished before a shift or a check-in, the team leaves Bedford earlier. If the A428 is shut at Turvey, you hear from us before the slot rather than after it.
Our student house has a two-week gap between tenancies in July. Is that enough time?
Plenty of time for the clean itself. The difficulty in Northampton is not your two weeks, it is that half the houses around Waterside, Abington and Far Cotton have the same two weeks. Late June to August is when demand across the town is heaviest, so the earlier you can confirm the check-out date, the more choice of day there is.
Can you clean a unit at Brackmills that runs 24 hours?
Yes, and that is normal for the estate. We work to whatever gap exists: a changeover, a quiet hour on nights, or a rolling programme that takes one area at a time so the operation keeps running. Warehouse floors, loading yards, welfare blocks, canteens and the office wing are all part of it, and we are SMAS Worksafe accredited and insured for the gate pass.
We let a shared house in Semilong. Has the licensing change altered what a clean has to cover?
Licensing is West Northamptonshire Council's business rather than ours, so take the detail from them. What changed in practice is that since February 2025 the additional scheme reaches smaller shared houses, three or four people from two or more households, and a licensed property is inspected on condition. That puts kitchens, bathrooms, hallways and stairs under the same scrutiny as the bedrooms. We clean a shared house as a set of separate lets.
Our terrace off the Wellingborough Road has original floorboards and an old workshop in the yard. Is that a deep clean or an end of tenancy clean?
It depends what happens next. If a tenant is moving out it is an end of tenancy clean, and the check-out report sets the standard. If you are staying put and the house has got away from you, it is a deep clean, and we can be selective: kitchen and bathroom only, or the whole thing. Tell us about the outbuilding and the floors when you book. The old shoe-trade workshops are dusty, usually unheated, and take longer than people expect.
