St Neots is the largest town in Cambridgeshire and it got there in two jumps. The first was the London overspill agreement: 5,554 people here in 1961, 15,204 ten years later, with estates going up around Eynesbury on roads like Shirdley Road and light industry pushed out to Little End Road. The second jump is still going. The first houses at Loves Farm were occupied in 2009 on 160 acres east of the railway, the site now runs to more than 1,400 homes with another 1,020 approved, and Wintringham beyond it has consent for 2,800. That is sixty years of housing in one town, with the railway line running down the middle of it.
We are based at 3 Grove Place in Bedford, fourteen miles away: out on the A421 to the Black Cat, then north on the A1 into Eaton Socon. We reach St Neots from the Bedfordshire side, which is how the town itself used to be split: Eaton Socon and Eaton Ford sat in Bedfordshire until 1965, then Huntingdonshire, then Cambridgeshire in 1974, three counties without anyone moving house. We are still on the Bedfordshire side of that old line. If you want a firm with a St Neots front door, we are not it: there is no MyT office, branch or depot in the town. What there is, is 25 staff, all DBS checked, and fourteen miles we drive anyway.
The station sets the pattern for the rest. King's Cross is about 45 minutes on the Great Northern line, so much of the town rents to people who work in London or Cambridge and are out from seven until seven. That gives the rental market real turnover and leaves a lot of houses empty in the middle of the day.

East of the East Coast Main Line everything is recent. Loves Farm filled 160 acres from 2009, and Wintringham, the Urban&Civic scheme, 2,800 homes with two primary schools, a health centre and commercial space, is still releasing in phases against a site programme. That is builders clean work, and what helps us is plot numbers and handover dates rather than a description. The other job on a five-year-old estate is outside: block paving and light render go green fast in the damp of the Ouse valley, which needs pressure washing, not a brush.
West and south of the line it is older, and dirty in a different way. Eynesbury keeps the old streets and the Georgian and Victorian houses near the church, Eaton Socon strings out along the old Great North Road, and between them sit the mid-century estates the overspill families moved into: most still carpeted throughout, with kitchens and bathrooms that have been through several tenants. Fitted carpets in a rented house on a 1960s estate, and an oven nobody has touched since the last changeover, are what a check-out report normally turns on.
The working side of town is small units. Little End Road and Howard Road industrial estates sit hard against the A1 in Eaton Socon, Quora Retail Park went up on part of the Howard Road site where it meets the Great North Road, and Colmworth Business Park nearby is a purpose-built office park of small suites. Trade counters, workshops, light industrial, a floor or two of offices: places that want somebody who arrives the same day every week without being chased, not a national contract. The A428 works have the Black Cat in pieces. Does that affect you getting here?
It affects the drive, not the coverage. We come A421 to the Black Cat, then north on the A1 into Eaton Socon, and the junction is being rebuilt around live traffic under the billion-pound A428 Black Cat to Caxton Gibbet scheme; National Highways expects the road open in 2027. We plan the run with the queue in it rather than pretending it is not there. The new Cambridge Road junction is already open, which helps for anything on the Wintringham side.
Can you take a builders clean on a plot at Wintringham or Loves Farm?
Yes. Wintringham comes out in phases against a site programme, so what we need is plot numbers and handover dates, and we build the labour around them. Our Loves Farm house still has the carpet the developer put down. Is it worth cleaning?
Usually, and it is the cheaper thing to try first. Developer carpet is a short pile chosen to survive handover, and after two or three years of a family and a dog it looks worse than it is. Extraction lifts most of that. If it comes back up you have avoided a re-carpet. The stairs and hall take the most traffic and are the honest test of the rest.
Do you cover the villages around St Neots as well?
Yes. Little Paxton and Great Paxton, the Offords, Buckden, Diddington, Southoe, Hail Weston, Great Staughton, Abbotsley, Croxton, Eltisley, Toseland, Graveley and Yelling on the Cambridgeshire side; Wyboston, Roxton and Great Barford on the Bedfordshire side, which we pass on the way up. Mostly PE19, with some MK44 and SG19. The Offords and Buckden are quicker for us than the far side of town when the A1 is moving.
