Luton sits about 20 miles south of us: down the A6 through Barton-le-Clay and over the chalk at Streatley, or across to the M1 and off at Junction 11. There is no MyT address in LU1, no yard on one of the Dallow Road estates, and nothing on this page dressed up to look like one. We are a Bedford company with a team of 25, and Luton is a town we drive to.

The 2021 census counted 225,262 people here, in a housing mix that changes street by street: Victorian and Edwardian terraces in High Town and Bury Park, interwar semis across Stopsley, Limbury and Warden Hill, the 1950s and 60s estates at Marsh Farm, Lewsey Farm and Hockwell Ring, and new flats around the town centre. Add an airport, two business parks and a university campus and the whole lot turns over faster than anywhere else in Bedfordshire.

Most of what that adds up to is changeover work: a property emptied, cleaned and handed on to whoever comes next.

Four postcodes, two counties and a lot of people moving

Twenty-nine per cent of Luton households rented privately at the 2021 census, 22,887 homes out of 78,940, against 20.3% for England and Wales. Close to a third of the town's front doors change hands on somebody else's timetable, and the stock that moves quickest is the stock that was built to be divided.

Additional licensing covers houses shared by three or four people across the whole borough, with selective licensing on top of that in the town centre and Park Town. A licence holder is judged on the condition and the management of the property, so a flat that shows badly at inspection becomes something on paper rather than an awkward conversation. The University of Bedfordshire's main campus sits off Park Square in the middle of town, 16,725 students across its campuses in 2024/25, so those streets empty and refill on the academic year rather than the calendar.

London Luton Airport handled 16.94 million passengers in 2024 and was approved by government in April 2025 to grow towards 32 million, with the DART running from Luton Airport Parkway to the terminal in under four minutes. Capability Green, off Airport Way with the M1 at Junction 10a, is filling up rather than emptying out: easyJet took the whole of 800 The Boulevard for its holidays business, and TUI UK and Ireland 80,000 sq ft at number 500 from summer 2026.

At the other end of town the Vauxhall plant on Kimpton Road built its last Vivaro in March 2025 and closed the following month, 120 years and around 1,100 jobs gone at once. Goodman has bought the 36-hectare site and has approval to bring it down and rebuild it as a commercial and industrial park, with construction expected to start in 2027. Piling began at Power Court in January 2026 and the stands are going up now: a 25,000-seat ground with flats, a hotel and a music venue alongside it.

All of it turns into cleaning eventually: welfare units and site offices while the work runs, then handovers at the end.

Luton spreads over four postcodes and into Hertfordshire. Do you cover all of it?

Yes, all four. LU1 to LU4 take in the town centre, High Town, Bury Park and Park Town; Stopsley, Round Green and Putteridge to the east; Leagrave, Limbury, Sundon Park and Marsh Farm to the north; Lewsey Farm, Hockwell Ring, Challney and Farley Hill to the west. The villages count too, and we cross the county line for Markyate, Lilley, Cockernhoe and Breachwood Green: Hertfordshire addresses on paper, Luton in practice.

We work airport shifts. Can you fit a clean around that?

Usually. Overnight cover is the one thing we cannot do.

Our block is in the town centre selective licensing area. Can you do the communal parts too?

Yes: stairs, landings, entrance halls, bin stores and the flats themselves. We are cleaners and not licensing consultants, so nothing we do signs a property off. But a licence holder is judged on condition and management, and a communal stair nobody has touched in months is the sort of thing that gets written up.

Do you clean shared houses and student lets around the university?

Yes. Room turnarounds, shared kitchens and bathrooms, stairs and hallways, and whole blocks over the summer changeover around the Park Square campus. Everyone on the team is DBS checked, which matters when the other tenants have not moved out and you are letting cleaners past their doors.

Can you clean offices at Capability Green or Butterfield Business Park?

Yes, and anywhere else in Luton: Napier Park, the town centre, the estates off Dallow Road and Sundon Park Road. Our commercial clients include Halfords, CBRE and Chaserts.
