Aylesbury is the county town of Buckinghamshire and the furthest place on our map. From Bedford it is about 35 miles: west on the A421, down past Leighton Buzzard, then over the county boundary onto the A418 through Wing. Roughly an hour on a weekday morning. For a market town it carries a lot: a unitary council, a major hospital, an industrial west end and 16,000 homes planned around its edges.
The historic core, Market Square, Kingsbury, Temple Square and St Mary's Square, has been a conservation area since 1969, and the boundary now reaches down to the canal basin and the Waterside Theatre. Single-glazed sashes, lime plaster and original joinery are ordinary in there, and they want gentle products, not strong ones. Two miles east at Kingsbrook the houses were built with the RSPB: swift bricks and bat boxes sit inside the walls and hedgehog gaps are cut under the fences, so ladders against gables and pressure washers near brickwork become a nesting-season conversation.

A county town with building sites on three sides
Aylesbury was made a garden town in January 2017, with roughly 16,000 homes planned by 2033. Kingsbrook accounts for 2,450 of them, built by Barratt with the RSPB, hedgerows kept and a nature reserve alongside. Berryfields and Weedon Hill, the latter now the civil parish of Buckingham Park, were planned for about 5,000 between them, and Woodlands, sitting between Kingsbrook and Hampden Fields, has permission for more than 1,100. A programme on that scale produces two kinds of work: plots finished for handover by the contractor, and sparkle cleans for buyers who collect the keys and find dust in the sockets and grit in the window runners.
The town rents heavily, for particular reasons. Buckinghamshire Healthcare NHS Trust is the county's biggest employer with more than 7,000 staff, and Stoke Mandeville, home of the National Spinal Injuries Centre, is its Aylesbury hospital. Buckinghamshire New University has an Aylesbury campus on Walton Street. Chiltern Railways runs to Marylebone from Aylesbury and from Aylesbury Vale Parkway, opened in 2008 to serve the new estates. A hospital on rotations, a campus on academic years and a commuter line on job moves means check-outs land all year rather than in one August rush, each measured against an inventory.
There is more industry here than a market town usually holds. Rabans Lane and Gatehouse sit west of the centre, with units from roughly 550 sq ft workshops up to full warehouses, linked to the A41 and A418 by the Western Link Road since 2014. Out at Aston Clinton, Arla's dairy processes up to a billion litres of milk a year and was built for close to 700 jobs. Add Buckinghamshire Council's headquarters at The Gateway on Gatehouse Road, plus a long list of schools including the grammars.
The Vale is wider than the town suggests. Wendover and Halton sit under the Chiltern escarpment, Waddesdon and Quainton run out towards Bicester, and Haddenham, Cuddington, Dinton and Stone are wychert country, where walls were raised from local chalky earth mixed with straw and capped with tile or thatch to keep rain off the top. Wychert does not take soaking or scrubbing. Village work turns less on distance than on how much of the house is original.

Yes, and it is the longest run we do: A421 west, past Leighton Buzzard, then over the county boundary onto the A418 through Wing, about an hour on a weekday morning. We have no branch, office or depot anywhere in Buckinghamshire, so if anyone tells you we are a local Aylesbury firm, that is not us.
We are leaving a rented house in Bedgrove. What does the agent check?
The inventory, item by item, against the report taken the day you moved in. On the Bedgrove and Walton Court houses that puts the kitchen and the ground-floor carpet under most scrutiny, since that is where sixty years of family use shows first. We have just completed at Kingsbrook. Can you clean it before we move in?
Yes. A newly handed-over plot at Kingsbrook, Berryfields or Buckingham Park normally still has plaster dust in the sockets, film and label glue on the glass and grit in the window runners. None of it is a fault; it is what the end of a build leaves. If you are the contractor rather than the buyer, that is a builders clean, priced differently.
Do you come out to the Vale villages, or only the town?
Both. We are already on the A418 through Wing, so Wing, Wingrave and Whitchurch add nothing to the day. Wendover, Halton, Aston Clinton, Weston Turville and Stoke Mandeville sit on the HP22 side, Waddesdon and Quainton out towards Bicester, Haddenham, Cuddington and Dinton to the south-west. If you have a wychert wall or thatch, say so when you book.
Can you take on a unit on Rabans Lane or Gatehouse?
Yes: workshops, warehouse units, showrooms, offices and welfare facilities, on a written specification so you know what is done and how often. If the unit needs cleaning outside our normal hours because of production or trading times, tell us the window and we will give a straight answer rather than agree to something we cannot hold to.
Our house is in the Old Town conservation area. Does that change anything?
It changes the surfaces, not the paperwork: cleaning needs no consent, that is for alterations. But houses around Kingsbury, Temple Square and St Mary's Square tend to have single-glazed sashes, lime plaster, original joinery and old floors, none of which takes the strong chemicals or hot pressure a modern surface shrugs off.
