Builders Cleans

The builders clean is the heavy first pass that gets dust, debris and off-cuts out so the plot can be inspected. The sparkle clean is the detail pass a few days later: glass, chrome, mirrors, worktops and floors, the finish somebody notices walking in. The pre-handover clean is a short tidy just before the keys move, dealing with the traffic since the sparkle. Different jobs, different days, different amounts of labour.

Two on most plots, three if handover is not straight after. The builders clean wants the trades essentially off, because cleaning around a carpenter still hanging doors gets undone the same afternoon. The sparkle wants a few days after that, so airborne dust has settled onto surfaces where we can reach it rather than back onto your finished plot overnight. A third light pass only earns its place when there is a gap, or the plot is being used for viewings.

Yes, and on most programmes there is no choice about it. We clean in the order your programme allows rather than the order that suits us, and we will tell you plainly when a plot is not ready, because cleaning behind a trade who is coming back is waste. Where snagging and second fix are still running, we would rather do a plot in two shorter visits than one that gets spoiled by Friday.

Site rules, an induction slot and access times. Our supervisor and crew sit through the induction with everyone else and work to your permit system. Practically, we also need to know whether the plot has power and water, because a sparkle clean without water on site is a different job and wants planning rather than finding out on the morning. If there is a lift, a hoist or a one-way system, tell us early.

We hold SMAS Worksafe accreditation, which is one of the SSIP member schemes, so if your prequalification asks for SSIP that is the certificate you are looking for. The company is fully insured and every cleaner is DBS checked. Where the plot is a school block or a nursery, we send Enhanced DBS checked operatives. Ask and we will send the paperwork over with the quote.

We bag what the clean produces and put it into your site skips, or wherever else your waste stream takes it, which is what most site managers want anyway because the waste transfer paperwork usually sits with the principal contractor already. We are not there to empty the plot of what the trades have left behind. If you want packaging, off-cuts or rubble taken off site rather than into a skip, raise it when you ask for a price so it can be arranged properly.

Yes, and timing matters more than people expect. Film on glass, frames, baths, shower trays and worktops is meant to survive the build, not to sit there for months. Once it has baked behind south-facing glass through a hot spell the adhesive hardens, and what should be a clean peel turns into slow scraping. Tell us which items are still filmed and we will take it off on the builders clean pass rather than leaving it to the sparkle.

A revisit is a targeted pass, not another full clean. Send us the plots, the rooms and what was touched: a door rehung, a wall cut in again, a floor lifted and put back. We clear the mess the remedial work made, redo the surfaces around it and put the plot back to the state the sparkle left it in. Booked in around your de-snag programme, so tell us when the client walk is and we work backwards from that.

Yes. We staff to the programme rather than to one van, and on a phased site we clean plots as they complete instead of everything landing in the last fortnight. It works the other way as well: one plot, one commercial unit or one house at the end of an extension is a normal job for us, not one too small to bother with.
