Builders cleans here split two ways, and the halves want different crews on different days. South and west of town, new estates hand plots over in batches. Inside MK40 and MK42, Victorian terraces and the floors above shops are being pulled apart and put back as something else.

The new build side runs south and west. Willow Grove at Wixams is off Southern Cross in MK42 6, built by Barratt Developments under both the Barratt Homes and David Wilson Homes names. David Wilson are also at Great Denham Park on Saxon Way in MK40 4, and Biddenham Park sits off the Bromham Road. Shortstown, MK42 towards Cardington, is the other one people ask about.

The two halves want different things from a crew. A finished plot needs people who will not mark it: clean footwear, nothing dragged across a new floor, film off in one piece. A gutted terrace needs people who can carry everything up a stairwell with no lift and who will not leave a van blocking the street. We split the work that way rather than sending whoever is free.

What a builders clean in Bedford runs into

Wixams is not one site. It is four villages built around a town centre, and Willow Grove on its own is 887 homes. On that scale one village is finishing while the next is being dug, so cleaning there is a standing arrangement rather than a job with a completion date on it. It also means a village that is half occupied is half a housing estate, and the plots you are cleaning have people living either side of them.

In town the work is conversion. An Article 4 direction has covered the urban areas of Bedford and Kempston since 22 November 2020, withdrawing the permitted development right to turn a family house into a small HMO for three to six sharers. Those jobs now go through planning and usually through a contractor, so they finish like a site: dust in every room, film still on new sanitary ware, a stairwell that has carried everything in and everything out. Around Queens Park, Castle Road and Cauldwell there is often nowhere to stand a van, and a skip on the highway needs a borough licence.

Hours matter as much as labour. Read the working hours off your own decision notice before you book anyone, because a van and four people with vacuums reads as site activity to a neighbour whether or not it technically is. The usual shape is a weekday start at eight, a finish at one on Saturday and nothing on Sunday or a bank holiday. A slipped programme then has to be recovered with more people inside the hours you have.

Great Denham is the one that catches people out. It sits in a loop of the Great Ouse west of town, with Biddenham to the north, Kempston to the south and the A6 along its eastern edge, and it has been building out in phases since the golf course opened there in 1999. The primary school opened in September 2012. So the plots still coming off Saxon Way are not on a fenced field somewhere. They sit among family houses that have been lived in for twenty years, and waste, parking and noise get handled the way you would handle them on a finished street.

Can you hold a slot across a whole village at Wixams rather than plot by plot?

Yes, and out there that is usually how it settles. Willow Grove on its own is 887 homes and Wixams is four villages around a town centre, so the work does not stop when a phase does. It is three miles south of us off the A6 in MK42 6, close enough that half a day on two plots is worth sending a crew for.

We are converting a terrace off Castle Road. Where does the cleaning waste go?

Into your skip if there is one. If there is not, say so before the day. A skip standing on the public highway needs a licence from the borough, and the streets around Castle Road and Queens Park often have nowhere to put one anyway, so waste gets bagged and staged inside the property until somebody can collect it.

Our planning condition stops work at one o'clock on Saturday. Does that cover your crew?

Work on the basis that it does. A van and four people with vacuums is site activity as far as anyone living on a part-occupied estate is concerned, and they are the ones who complain. Where the programme is tight, the answer is more people inside the hours you have, not a quiet Sunday.

We are turning a house in Kempston into a small HMO. Which clean is that?

A builders clean, then a sparkle. Article 4 has applied to the urban areas of Bedford and Kempston since November 2020, so a change of use to a small HMO needs planning permission rather than being permitted development, and what follows is usually a full strip-out. That is a different job from an end of tenancy clean, which is a handover against an agent's checklist.

How far south do you go: Kempston Hardwick, Stewartby and the Marston Vale?

All of it. That corner is MK43, a few miles down the A6 and the A421 from Grove Place. Send the site address, the gate arrangements and whether the plot has power and water on it yet. Both of those change what we bring.

Our extension in Putnoe has just finished. Is one house too small to bother with?

No, and a fair number of our Bedford jobs are exactly that, across Putnoe, Brickhill and Goldington. The thing worth telling us is what happened to the floors. If the carpet stayed down through the work, the plaster dust is in the pile and on the stairs rather than sitting on a surface we can wipe, and that is the difference between an afternoon and a day.
