Builders Cleans across Milton Keynes

Four different kinds of builders clean run at the same time in Milton Keynes, and only one of them is housing. There are plots coming free in runs on the growth parcels at Whitehouse Park, Glebe Farm and Tattenhoe Park. There are warehouse fit outs at Magna Park. There is refurbishment work like Saxon Court in the centre, where an existing building is handed back rather than finished. And there are occupied council homes at Netherfield being reroofed and insulated with the families still in them. Four jobs, four clocks, and what suits a plot does not cover the other three.

The other thing worth knowing before you book is that building here does not all sit under one authority, and the biggest site is not even on the same side of the motorway. MK East, around 5,000 homes south of Newport Pagnell and west of Moulsoe, is on the far side of the M1 from the rest of the city, with a new bridge planned to link it in. Salden Place at Newton Longville and the proposed Shenley Park at Whaddon fall to Buckinghamshire Council rather than Milton Keynes City Council. Both facts change a working day: how the crew gets to you, and whose licence the skip we are bagging into sits under.

About 19 miles from our office at 3 Grove Place, Bedford MK40 3JJ. It is the A421 the whole way: the Bedford southern bypass, over the M1 at Junction 13, then into the city as H8 Standing Way past Kingston. Realistically 30 to 40 minutes door to door, and which end of MK you are at makes a difference: Newport Pagnell in the north and Bletchley in the south are about eight miles apart.

The Milton Keynes sites this work comes from, and what each of them wants

MK East is the biggest thing coming, and it is not where people assume. Around 5,000 homes are planned on land south of Newport Pagnell and west of Moulsoe, across the M1 from the rest of the city, with a new bridge over the motorway planned to link it in. The Barclay Group holds roughly 80 per cent of it and Bloor Homes, who we already clean for, about a fifth. South of there, Glebe Farm at Wavendon sits in MK17 and forms part of a wider allocation of more than 2,700 homes. Over on the west side, Bellway's total at Whitehouse Park in MK8 has reached 589 homes, the most recent parcel being 139 on land east of Calverton Lane, and Tattenhoe Park in MK4 is still releasing land.

Not all of it belongs to Milton Keynes City Council. Salden Place, granted as Salden Chase for up to 1,855 homes between Bletchley and Newton Longville, has been building since late 2024 and sits with Buckinghamshire Council, as does the proposed Shenley Park at Whaddon. So the licensing changes with the side of the boundary you are on. On the city side the permissions are the plain ones you would expect and easy enough to look up: permission to place a builders skip on the highway, to erect a hoarding on the highway, or to place a crane on it. We bag what the clean makes and put it into your skips, so where the skip is standing and how long it is licensed for is our problem too.

Working hours are the constraint people forget when they book a sparkle pass. Milton Keynes City Council gives construction site hours as 8am to 6pm Monday to Friday and 8am to 1pm on Saturday, with nothing on Sundays or bank holidays, and where prior consent has not been applied for a Section 60 notice can tighten that further on a given site. Saturday is a half day, not a spare day. A plot wanted for a Monday viewing gets cleaned on the Friday rather than caught up at the weekend, which is why we ask for the handover date before anything goes in the diary.

Then the work that is not housing. Magna Park sits at the south-eastern edge of the city in Wavendon parish, north of the A421: 388 acres and around 5.7 million square feet let to names including Amazon, DHL, Royal Mail and John Lewis, and it keeps producing unit fit outs. Acres of power floated floor, dust settled at high level as well as low, and a small office block bolted into one corner. In the centre, the MK Gateway scheme is refurbishing and extending Saxon Court, the old council offices on Avebury Boulevard, into around 185,000 square feet of workspace with build to rent flats alongside. At Netherfield, roughly 300 council homes are getting warm roofs, external wall insulation, new windows and ventilation under the Social Housing Decarbonisation Fund with families staying put, which is a clean done around people rather than after them.

Schools go up alongside the estates here rather than years later. Glebe Farm School opened at Wavendon in September 2022 as an all through school for four to sixteen year olds, with room for around 1,530 pupils. A new school block has one honest handover window, the summer holiday, and it does not move. Those go to Enhanced DBS checked operatives.

Our site is on the edge of the city. Does it matter which council it falls under?

It matters for anything on the highway. Salden Place at Newton Longville and the proposed Shenley Park at Whaddon are Buckinghamshire Council, while the sites inside the grid are Milton Keynes City Council, where the permissions are named plainly: a builders skip on the highway, a hoarding on the highway, a crane on the highway. We are not the ones applying, but we need to know where our waste is going and for how long the skip is licensed, so tell us at the quote stage rather than on the morning.

Can your crew work Saturday afternoon to catch up before a Monday handover?

Not on most Milton Keynes sites. The council gives 8am to 1pm as the Saturday window for construction site hours, with nothing on Sundays or bank holidays, and a Section 60 notice can cut it further. So we plan the sparkle pass to land on the Friday and keep Saturday morning for anything that slipped. Tell us the handover date first and the passes get built back from it.

Where do we put your van on a new estate?

Say so in the induction and we will work to it. The grid roads have no frontage access, plenty of MK estates are reached off a redway or through a rear parking court, and on a live phase the compound is often the only sensible place. It changes how we carry kit and how long a plot takes, so we would rather know than guess and block a delivery.

We are handing plots over at MK East. Can you work to that programme?

Yes. Around 5,000 homes will not hand over in one go, so plots get cleaned in runs as they complete rather than in one late scramble at the end of a phase. Access is worth agreeing early on this one: the site sits across the M1 from the rest of Milton Keynes and the new bridge is still to come, so getting a crew and kit to your first plot is a motorway crossing rather than a hop off a grid road. Bloor Homes, who hold about a fifth of MK East, already use us on live sites.

Can you clean a unit fit out at Magna Park rather than houses?

Yes. A shed is a different job to a plot: a power floated floor over a very large area, dust that has settled at high level as well as low, glazing and roller shutters, and an office pod, kitchen and welfare block that want a domestic standard of finish. The whole clean has to sit between the last trade and the racking going in, which is normally a short window, so we would rather staff it properly than stretch it.

Is a plot built off site a different clean to a traditional one?

Yes, and usually a cleaner one to start with. Bellway built 160 homes at Tattenhoe Park using modern methods of construction, 40 of them modular units made in a factory and craned into place and 120 on timber frame panels, with timber frame used again on a later phase. Those plots arrive with fewer wet trades behind them, so there is less plaster dust and more protective film, label glue and factory finish to deal with. Tell us which parcels are which and they get priced separately.

Can you clean around residents on a retrofit rather than an empty plot?

Yes. The Netherfield programme is the obvious local example, with warm roofs, external wall insulation, windows and ventilation going into roughly 300 homes people are still living in. That is a clean planned room by room and day by day, with the household told what is happening and when, rather than a crew arriving to an empty house. DBS checks on every cleaner are the first thing a housing team asks about.
