Commercial Cleaning Services across Milton Keynes

Ask for commercial cleaning in Milton Keynes and you are usually pointing at a unit rather than a floor of desks. The addresses repeat: Clarke Road and Dawson Road on Mount Farm in MK1, Tilers Road and Burners Lane on Kiln Farm in MK11, Tanners Drive at Blakelands, Delaware Drive at Tongwell, Opal Drive at Fox Milne. What they have in common is a yard, a gatehouse or a barrier on the way in, and a shift running through hours an office would be shut.

On the eastern side, north of the A421 in Wavendon parish, sits Magna Park, the distribution end of the city. Amazon, John Lewis, Waitrose, H&M, River Island and AG Barr have all taken space there. The A421 runs from it straight to Junction 13 of the M1, around two and a half miles east, and that is the same road we come in on from Bedford. The sheds are the closest part of Milton Keynes to our office rather than the furthest.

The work splits by what the building is for. A trade counter on Mount Farm opens early and wants the public side done before it does. A shed off the A421 runs shifts, so the canteen and the changing rooms get cleaned in the gap between them rather than at nine in the morning. An office on Silbury Boulevard is a different job again. We put a schedule in writing after someone has walked the site with you, because a yard with a gatehouse cannot be quoted from a floor area. Every cleaner is DBS checked, the company is fully insured and SMAS Worksafe accredited, and that accreditation is the document a site induction here asks for before anyone crosses the yard.

Getting to you
About 19 miles from our office at 3 Grove Place, Bedford MK40 3JJ. It is the A421 the whole way: the Bedford southern bypass, over the M1 at Junction 13, then into the city as H8 Standing Way past Kingston. Realistically 30 to 40 minutes door to door, and which end of MK you are at makes a difference: Newport Pagnell in the north and Bletchley in the south are about eight miles apart.

What a Milton Keynes yard does to a cleaning schedule

In a unit the dirt starts above head height and falls. Shutter tracks, steel ledges, pipe runs and the tops of partitions hold dust that drops onto a floor somebody mopped that morning, so high level work goes first and floors go last. Floors then go in sections rather than end to end, because a forklift route wet across its full width stops the yard, and a yard that stops turns into an argument. On this kind of site the order of the visit matters more than the frequency of it.

Then the hours. Picking runs overnight, a trade counter opens for people heading to site not long after six, and the office above it fills at nine, so there is no single quiet window to aim at. What every site does have is a changeover, and that is where the visit goes. Autumn is the part worth settling early, because the distribution estates carry their heaviest weeks from October through to Christmas and it is the canteens, changing rooms and toilets that show it before the floors do. From November everybody walks in over grit and salt off the yard, and matting that never gets lifted simply stores it.

Business waste here is not on a household round. Every unit arranges its own collection, and a trader holding a waste carriers licence books commercial loads in through the trade entrance at the Newport Pagnell recycling centre on North Crawley Road. We are not a waste carrier, so we bag it, keep your recycling split the way you already have it and leave it where your contractor lifts it. Where there is a canteen or a food counter, Milton Keynes City Council inspects it for food hygiene and cleaning is part of what gets looked at, so those rooms get their own line on the schedule rather than being folded in with the floors.

What it covers

Your commercial cleaning services in Milton Keynes

  • Unit and warehouse floors, walkways and loading bay entrances
  • Welfare blocks: canteens, changing rooms, drying rooms and toilets, restocked
  • Trade counters, showrooms and retail floors done before the shutters go up
  • Mezzanine and front offices above the shop floor
  • Entrance matting lifted, door glass and the first stretch of floor inside
  • High level work: shutter tracks, steel ledges and pipe runs, booked in on its own
  • Waste bagged and left where your own contractor lifts it, recycling kept split
  • Entrance matting lifted and cleaned rather than vacuumed in place, which is where grit off the yard collects from November onwards

Milton Keynes questions

Commercial Cleaning Services in Milton Keynes, answered

Can your cleaners get onto a gated site out of hours?

Yes, and it is worth settling before the first visit rather than at the barrier. Tell us how the site actually works: a gatehouse and a signing in book, a fob, a security team on the door, or a key and an alarm code. Our cleaners sit the site induction and work in hi vis and boots wherever the yard calls for it.

We run shifts around the clock. When would you be in?

There is nearly always a gap: a shift changeover, a lull in the yard between goods in and dispatch, or the hour before the counter opens. We build the visit round whichever of those your site has, so it is worth telling us which one at the quote stage rather than leaving us to guess. On a genuine round the clock operation the welfare areas cannot wait for a night visit, so those get a fixed daytime slot of their own.

Does the autumn peak change the contract?

Peak changes how often we come rather than what we do. The distribution sheds run their heaviest weeks from October to Christmas, with agency staff on top of the permanent crew, and it is the welfare side that feels it: canteens, changing rooms and washrooms turning over far more people per shift than the rota was written for. We agree an uplift for those weeks before they start and drop back afterwards, rather than leaving you to notice it is not coping.

We have units on two estates. Can that be one contract?

Yes. Mount Farm at the Bletchley end and Tongwell up in the north east sit at opposite ends of the grid, so they are not one van's morning. Each site gets its own cleaners and its own times rather than one crew running the two back to back and arriving late at the second. What stays single is the schedule, the invoice and the person you ring.

Our trade counter opens early. Can you be in before that?

Yes. The first hour on a Milton Keynes trade counter is people coming straight off a site in workwear, so what a customer actually registers is the floor, the matting and the door glass, and those want doing before the shutters go up rather than at the end of a shift. The big shed retail at Winterhill on Snowdon Drive works the same way, just with a later opening time.

Do you clean the offices attached to the unit as well?

Yes, and they run on a different routine from the shop floor: desks, kitchens, meeting rooms and washrooms on a set rota rather than a floor scrub. Where the unit is held on a lease and the estate is managed for a landlord, we report to the facilities manager or managing agent as well as to you. Our office cleaning page sets out what that rota covers.
