In a home that is still lived in, that turns up on every wet surface in the house, and a good part of a deep clean here goes on taking it back rather than wiping over it.

A lot of the housing is also being worked on with people living inside it. Milton Keynes City Council and Mears are retrofitting around 300 council houses at Netherfield under the Social Housing Decarbonisation Fund, with external wall insulation, warm roofs, new windows and doors and ventilation upgrades, and owners on the other 1970s estates are doing their own versions of the same thing.

At the far end of the city the work is the opposite. Wolverton and New Bradwell are Victorian railway housing with painted joinery, sash boxes and chimney breasts, while the estates finished since 2000 at Brooklands, Whitehouse and Newton Leys are sealed tight and rely on vents to breathe. What a deep clean has to reach is different in each, and floor area is the last thing that decides it.

Very hard water, 1970s timber frames, and a lift instead of a driveway

Descaling is the bulk of a Milton Keynes deep clean. It is not only the crust on the taps. It is the cloudy film across the shower screen, the blocked holes in the shower head, the grout going grey, the seal and the filter in the washing machine, the element in the kettle and the spray arms in the dishwasher, none of which a weekly clean ever touches. We descale rather than scour, because taking hard water deposits off chrome and glass with an abrasive takes the finish with it. Where glass has been left long enough to etch, cleaning will not bring it back, and we say so on the day rather than let you find out afterwards.

Then the fabric of the Development Corporation estates. Netherfield was built with timber frames and party walls bolted to a concrete slab. Bean Hill was Foster Associates, timber framed with aluminium cladding. Coffee Hall went up in concrete walls under flat roofs. Leaking roofs, condensation and poor sound insulation were complaints from the beginning rather than things that arrived later. In an occupied house that shows as black spotting in a bedroom corner, on window reveals, behind a wardrobe on an outside wall and in the sealant round the bath. We clean it back as part of the job, and where the cause is a cold surface and too little ventilation we say so, because a clean will not stop it returning. On the Netherfield houses that have had the retrofit, the new ventilation is the thing worth keeping clear.

Wolverton and New Bradwell ask for the other kind of care. The railway company laid New Bradwell out from the mid 1850s for the works half a mile away, and the last of its terraces on Spencer Street were saved by a preservation order in 1975 when the rest came down. Wolverton became a conservation area in December 2001, with an Article 4(2) direction from July 2003 covering windows, doors, door surrounds, terracotta mouldings, roof coverings and chimneys. Nobody is swapping that joinery for something easier to wipe, so it gets washed by hand and dried rather than left wet, and there is far more moulding per room than the floor area suggests, most of it above eye level. Out at Brooklands, Oakgrove, Whitehouse, Fairfields and Newton Leys the same hours go somewhere else entirely: the trickle vents in the window frames, the extract grille in the bathroom and the filter over the hob.

Access is its own job in Central Milton Keynes. Aubrey Place on Avebury Boulevard runs to 19 storeys and 294 flats over an undercroft car park holding 49 vehicles, with cycle stores for 294 bikes, which tells you what parking is like in the newer blocks. A deep clean in one of those starts with a loading bay, a fob and a lift rather than a van outside the door, so we want to know beforehand whether there is a concierge and how the lift is booked, and we plan one trip up with the equipment instead of five.

Two other local things worth settling early. Milton Keynes City Council delivers recycling sacks once a year on a set allowance per household and charges for bulky collections, which are priced by what is on the list and have to be booked first, so we agree before the day what is going out and what is staying. And the Parks Trust looks after more than 6,000 acres of green space here, 80 miles of it along the grid roads, with over 200 miles of Redway running through it, which is why a house with a back gate onto a linear park takes the worst of it on the hall, the stairs and the back door from October onwards.

Will you get the cloudy film off our shower screen?

Usually, and it depends what it is. Hard water leaves a scale deposit sitting on the glass, and that comes off with an acid descaler and patience. If the glass has been left long enough for the deposit to eat into the surface, it is etched rather than dirty and no amount of cleaning brings it back. We can tell you which one you have when we look at it, before the day rather than after.

There is black mould in the bedroom corners of our 1970s estate house. Will a deep clean sort it?

It will clean it off. Whether it stays off depends on the house. Netherfield, Bean Hill and Coffee Hall had condensation trouble from the point they were built, and if the cause is a cold surface and too little ventilation it comes back. We clean what is there and tell you where we found it, so you know which walls to watch. Council homes at Netherfield are being retrofitted with insulation and new ventilation, which changes the picture.

We are in a Central Milton Keynes flat with no parking. How does that work?

Tell us when you book. We need the loading bay or visitor bay arrangement, whether there is a concierge, and how the lift and the fobs work. The newer blocks in the centre were built with far more bike spaces than car spaces, Aubrey Place being the obvious one, so we plan one trip up with the equipment rather than five.

Will you take away what we clear out?

No. We bag it and leave it ready for your own collection. The council delivers each household an allowance of recycling sacks once a year, and bulky collections are charged for and have to be booked first, so an old mattress or a broken wardrobe needs arranging by you before the day.

We have just moved into a new build at Whitehouse. Do we want a deep clean?

Only if you have been in a while. If the trades have just finished and there is dust on the tops of the doors, what you want is a builders clean. Once you are living in it, a deep clean is the right one, and on a house that age the parts that get missed are the trickle vents, the extract grilles and the tops of the kitchen units.

Our Wolverton house is in the conservation area. Does the original joinery add to the work?

Yes, and we allow for it rather than rush it. The Article 4 direction on Wolverton covers windows, doors, door surrounds, terracotta mouldings and chimneys, so those houses keep their original detail instead of replacing it with something easier to wipe. Picture rails, deep skirtings, panelled doors and sash boxes add up to far more surface than the floor area suggests. Tell us how many rooms still have their mouldings when you ask for a quote.
