End of Tenancy Cleaning across Bedford
One Bedford household in five now rents privately. At the 2021 census it was 19.1%, up from 15.8% ten years earlier, a rise of 3.3 percentage points that tracks what happened across the East of England. Bedford Borough went further than most councils in what it did about that. Since 21 May 2023 an additional licensing scheme has run across the whole borough, and it holds until 20 May 2028, so a house shared by three or four people needs a licence here, not only the five that mandatory licensing reaches. The licensed addresses sit on a register anyone can look at.
That gives a Bedford void clean a second audience. A deposit dispute is between a tenant and an agent, and it is settled by somebody looking at photographs. A licence is between a landlord and the council, and the management rules behind it are specific about the parts of a shared house nobody treats as theirs: common stairs, halls and landings, and any yard or forecourt in shared use, have to be kept in clean condition and good order, and a room that is out of use, plus the staircase to it, has to be kept clean and clear of refuse. The document you are measured against is not the same document on every street. On a plot at Wixams, Great Denham or Biddenham Park off the Bromham Road, the schedule was written the week the house was finished, so the benchmark is handover condition: builder's white paintwork that marks if you lean anything on it, vinyl that scuffs, sealant still white. In an older terrace nearer the middle of town the schedule opens with pages of existing defects, and the check-out almost never turns on the paint. It turns on what a weekly clean never reached: the runners under a sash window, a tiled hearth, and a stair flight too narrow to take a machine up, which puts treads, nosings and landings back into hand work.
Then there is the water. Anglian Water supplies Bedford and the supply here runs around 260 mg per litre of calcium carbonate, well inside the hard band. Limescale builds on exactly the things an inventory clerk photographs close up: shower screens, tap bases, toilet pans and shower heads. Wiped rather than descaled, it is still in the picture.
For a landlord the empty week is expensive here. Bedford Borough gives no council tax reduction on a property that has just become unoccupied, and none while it is being repaired. Since 1 April 2025 a 100% premium applies once it has stood empty and substantially unfurnished for a year, so the bill doubles. That is the argument for cleaning the week the keys come back rather than the week a viewing is booked.
Access decides the day more often than the dirt does. The streets round the centre are cut into lettered controlled parking zones, permits went virtual in September 2024, and there are two different pieces of paper depending on what you need. A tradesperson working inside the zone can apply for a waiver to wait on a yellow line while loading for longer than a quarter of an hour. Holding a bay clear for a van is a suspension instead, and the council asks for that form at least fourteen days ahead, then puts warning notices up four working days before. Neither is something to discover on moving day.
A check-out clean is also not a house clearance, and the rules here catch people out. Barkers Lane wants a waste permit before a householder turns up in a van, pickup or flatback at all, and its item caps are aimed at DIY waste from building and renovation work rather than at a sofa. Furniture goes on the borough's booked bulky collection, in bands of up to five items and of six to twelve, with everything stood at the front of the property by 6am on the day. Less than it used to be. Since fixed terms ended on 1 May 2026 Bedford lets roll on monthly, so check-outs are spread through the year instead of piling into the weeks when the campus and the college empty. November is a straightforward date to get here. Tell us the inspection time as well as the day and we will build the visit around it.
I only rent a room in a shared house off Queens Park. Can you clean just that?
Yes. A lot of Bedford's licensed stock is let by the room, so we do your room, the inside of your wardrobe and cupboards, and the share of the kitchen and bathroom your agreement puts on you. Send us your inventory and we work to it. If the common stairs and hall want doing too, that is an instruction from the licence holder rather than something we can add to your job.
The removal van and the check-out are on the same morning. How does that work?
Badly, unless somebody plans it. We need the rooms empty before we start, and on a terraced street inside a controlled parking zone there is rarely room for two vans. If you want a bay held for the removal, the council wants the suspension form at least fourteen days ahead, so that decision belongs to the week you give notice. Book the van for the morning, us for the afternoon, and tell us the inspection time.
We are turning round an empty flat. How fast can you get in?
Tell us the day the keys come back. Bedford Borough charges full council tax from the moment a property is unoccupied, with nothing knocked off while it is being repaired, so a void that drifts costs you every week it drifts. An empty flat is also quicker to clean than one somebody is still packing up in.
