Move out dates in this city are set by work. Magna Park on the eastern edge, off the A421, covers 388 acres and employs around 4,500 people across Amazon, Royal Mail, DHL, John Lewis and Waitrose, most of it warehouse work that runs to shifts. Milton Keynes University Hospital sits on Standing Way at Eaglestone. And the fastest train from MK Central reaches Euston in about 32 minutes, so a good share of the flats in the centre are let to people whose London notice period picks the date for them. About 19 miles from our office at 3 Grove Place, Bedford MK40 3JJ. It is the A421 the whole way: the Bedford southern bypass, over the M1 at Junction 13, then into the city as H8 Standing Way past Kingston. Realistically 30 to 40 minutes door to door, and which end of MK you are at makes a difference: Newport Pagnell in the north and Bletchley in the south are about eight miles apart.

Milton Keynes has three rental markets and they check out differently

The newest rental stock in the city was not housing at all ten years ago. Arbour put 306 flats into Bowback House, the fourteen storey office block HMRC used until 2017. Park Square added 329 homes on a former garden centre site between Avebury Boulevard and Secklow Gate, opposite Xscape. Both are build to rent, which means the landlord is the building. Some blocks like these issue their own move out standard on top of the agent's inventory, so the thing to do is get hold of it before the clean rather than after the inspection.

The fabric changes the kitchen. Arbour was designed gas free, electric only, with hot water off air source heat pumps, so there is no gas cooker anywhere in it and the oven work is an electric oven and a clean flue-free hood. A freestanding gas cooker that has sat in a two bedroom terrace since the last tenancy is a different afternoon. It has to come out from between the units so the sides of the carcasses and the floor underneath can be done, and that gap is where a check-out photograph usually lands.

Shared houses are the third market and they move on their own clock. An Article 4 direction has covered the whole of Milton Keynes since 23 December 2011, so a family house cannot be turned into a small HMO without planning permission, and mandatory licensing applies once five or more people from more than one household share the facilities. The practical effect is that the shared stock here is a settled, known set of houses rather than a growing one, and it changes hands a room at a time instead of emptying all at once.

Two things catch people out on the day itself. Nothing fronts a grid road, so a van never parks on the V or the H road: it goes into the estate, and on the older squares and garage courts the kit gets carried the last part. And the water. Anglian Water supplies the city at around 300 parts per million, classed very hard, so limescale is back on a screen or a shower head within weeks of the last clean. It is one of the easiest things for a check-out to pick up on.

The keys are with an agent in the centre and the flat is out on the grid. How does that work?

Tell us which office holds them and when it opens, and we collect on the way in rather than asking you to meet us there. Say what happens to the key afterwards as well: back to the same office, back to a landlord, or into a key safe at the property. Most of the check-out trouble we see is a key sitting in the wrong hand on the day, not the cleaning.

Can you clean a flat in one of the build to rent blocks in Central Milton Keynes?

Yes, and the sooner we have the building's rules the better. Blocks like Arbour and Park Square are run by an on-site team, and moves in and out are booked rather than turned up to: a lift, a loading bay and a time slot. Ask them what a clean has to work around and send it over with your agreement. If the block has its own move out standard as well as the agent's inventory, we clean to the stricter of the two.

Only one room in our shared house is changing hands. Will you do that?

Yes. Shared houses here turn over a bedroom at a time rather than all at once, because Article 4 has kept the stock more or less fixed since 2011. We clean the room, then the shared kitchen and bathroom to the same standard, at hours agreed with whoever is still living there. Everyone on the job is DBS checked.

What happens to the furniture and rubbish left behind?

Plan it before check-out day, because you cannot simply turn up at a tip here. All three recycling centres take booked slots only, fifteen minutes at a time and up to seven days ahead: Bleak Hall on Chesney Wold, New Bradwell on Newport Road and Newport Pagnell on North Crawley Road. You need the vehicle registration on the booking and the confirmation to get in. Council bulky collections are booked ahead too. We clean an empty property rather than clear one.

Our tenancy ends on the last working day of the month. Will you fit us in?

Usually, but get the date in the diary before the final week. Month ends are the busiest days in this trade anywhere. What is different here is that not every Milton Keynes tenancy ends on the last day of the month: terms in the build to rent blocks run from the date you moved in, so those check-outs land right through the month. Give us your actual date and we will tell you what we can hold.

We are a landlord with a void between tenants. How fast can it be turned round?

Give us the hand-back date and the check-in date and we work to the gap. One thing to check first. If a plot is coming to you straight from a developer at Whitehouse, Fairfields or Tattenhoe Park, that is a builders clean before it is a tenancy clean. Plaster dust, stickers on the glass, sealant and protective film want different kit and a different order of work, and it only becomes an end of tenancy clean at the second let.
