End of Tenancy Cleaning across Northampton
End of tenancy work in Northampton runs on three separate calendars, and working out which one your property sits on is most of the planning. Houses let to students move on the academic year. The ex-Development Corporation estates on the east side turn over in any month you like. The newer plots at Upton, Grange Park, Buckton Fields and Overstone Leys turn over whenever somebody's job moves. Different stock, different paperwork, different time of year.
The University of Northampton has over 2,250 bed spaces of its own, across Waterside Halls on campus, St John's Halls and St John's House in the town centre, and Scholars Green Student Village a few miles out. Those halls contracts run 42 weeks and five days, which puts the end of a standard undergraduate year in July rather than June, and the private houses let to students follow much the same calendar. Everyone the university cannot house is in one of those private lets, which is why Northampton's check-outs land in a fortnight instead of spreading themselves across the summer.
The other two calendars are quieter but steadier. Northampton General Hospital on Billing Road is one of the largest employers in the town, and clinical training rotations move people in and out in the first week of August. Separately, West Northamptonshire Council is taking roughly 11,500 social homes back from Northampton Partnership Homes, with the last of it moving across by April 2027, and a void has to be cleaned before it is relet whichever month it falls in. We drive over from Bedford for all of it, and you get dated photographs of every room to hand to whoever runs the check-out.

What makes a Northampton check-out different from anywhere else
A lot of the town's rental stock is let by the room rather than by the house, and that changes the job. Six bedrooms can mean six tenancies, six deposits and six separate check-outs, with the kitchen, bathrooms, hall and stairs shared between all of them. We clean a house like that as a set of rooms plus the shared parts, and photograph the rooms separately, because separately is how the deductions get argued. Where the house sits matters too. The additional HMO licensing designation that took effect on 24 February 2025 runs for five years and is drawn ward by ward, with Duston East, Duston West and East Hunsbury brought in and several of the older wards designated only in part, so two similar terraces a few streets apart are not always in the same position. Take that detail from the council rather than from us.
Then there is getting to the front door. Northampton runs residents' parking zones lettered A to H: Billing, Thomas Chapman Grove, Victoria Gardens, Alcombe Road, The Mounts, St James, Spring Boroughs and St Johns. Permits are virtual now, and a permit only works in the zone shown on the sign. In most of those streets the front door opens straight onto the pavement, so machines and kit get carried in rather than wheeled. Tell us the street when you book and we sort the van out beforehand instead of on the morning.
The eastern estates are their own problem. Bellinge, Ecton Brook, Thorplands, Lings, Standens Barn and Lumbertubs went up under the Development Corporation, much of the eastern district laid out on the Radburn pattern, so front doors face footpaths and greens while the cars sit in courts round the back. Pleasant to live on, awkward to load out of, and worth mentioning before the day so the team knows where it can stop. Inside, plenty of those houses still have textured ceilings and storage heaters, and both take longer at a check-out than the flat ceilings and panel radiators of a new build.
The newer estates give you the opposite property: compact, well insulated, heavy on gloss and glass, with shower rooms that scale up quickly. Northampton is on Anglian Water and the supply here is very hard, so limescale on screens, taps, tiling and toilets is one of the things a Northampton check-out report picks up most often. It is also one of the easiest things to lose money over, because it looks like neglect rather than geology.

Our house is in a permit zone off The Mounts. Where does your van actually go?
That is worked out before the day, not on it. The zones run A to H and a permit is only good for the zone on the sign, so depending on the street it is a short stay bay, a nearby car park, or a load in and move off. Give us the street and the zone letter when you book. On the terraces the kit comes in through the front door either way.
Six of us share the house and we each signed our own contract. Can you clean it as six jobs?
It is one visit, photographed as six rooms plus the shared parts, so each of you has your own evidence when the deposits are settled. What needs planning is timing. If one person goes in June and the rest in July, that room gets cleaned and then lived around, so it is usually better to do the whole house once everybody is out.
The agent has flagged limescale on the shower screen and the taps. Will that come off?
Usually, yes, and it is a normal flag in Northampton rather than a sign anybody neglected the place. Scale comes off glass, chrome and tiling with the right acid and enough dwell time. What will not come off is glass that has already been etched by years of scale, and no cleaner can fix that, so we will tell you which one you are looking at before we start.
The tenants left a sofa and a mattress behind. Can you still do the clean?
We clean, we do not clear, and a floor cannot be cleaned under something that is still standing on it. Sixfields on Walter Tull Way and Ecton Lane at Great Billing are open seven days a week, 10am to 4pm, though you have to book a slot before you turn up, and West Northamptonshire Council will take a bulky collection instead. Tell us what is still in the property when you book so we plan around it rather than lose the slot.
We are reletting a house on Ecton Brook. Is a void clean the same as a tenant's end of tenancy clean?
Same rooms, different starting point. A void has usually stood empty and cold for weeks, so you get settled dust, bloom on the colder reveals and stale drains on top of whatever the last tenant left. There is also no check-out inventory setting the bar, so we clean to relet standard: everything opened, everything inside cupboards and appliances done, and the carpets steam cleaned if you want the house to show properly.
I am rotating to Northampton General in August and my current let ends the same week. How much notice do you need?
As much as you can give us, and the first week of August is worth flagging as soon as you know. Rotations move a lot of people at once, so that particular week is busy across the town on top of the tail end of the student changeover.
