Yes, some of it always comes out, which is why re sanding is part of the job rather than an extra. On the newer block drives at Clipstone Park and Chamberlains Barn we brush kiln dried sand back in and settle it down. Without that step the blocks work loose and the weeds are back within a season.

Yes, and it is a common one down there because the ground by the canal never really dries out. We use lower pressure and a fan tip so the softwood is not torn up, then treat the boards rather than just blasting them, which slows down how fast the green comes back.

Our sandstone patio is covered in black spots. Will they come off?
Usually much improved, sometimes not completely. Black spot is a lichen and it roots into the stone rather than sitting on top, so washing alone takes the surface off and leaves the shadow behind. It needs a chemical treatment as well, and on a bad one a second visit a few weeks later. The small enclosed yards behind the terraces off Plantation Road hold it worst, because they stay shaded. We will say what is realistic before you book.
